Queensland Suburbs See Homes Sold Daily in 2024

More than one property was sold every day across Queensland’s 22 busiest suburbs over the past year, with Surfers Paradise leading the pack at 1246 sales in just 12 months, according to new data from PropTrack’s Market Trends report.

The suburbs with the highest transaction volumes since July 2024 span both inner-city apartment hubs and outer metro or regional areas, many with median house prices below Greater Brisbane’s $1 million benchmark.

Surfers Paradise saw more than three units sold daily, well ahead of Brisbane City, which recorded 794 sales, 452 fewer than the Gold Coast hotspot. Median unit prices in these high-volume suburbs were $760,000 in Surfers Paradise and $670,000 in Brisbane City.

The data shows a near-even split between unit and house sales across the most active suburbs.

In Brisbane’s inner ring, several suburbs posted strong unit sales:

• Nundah: 374
  

On the housing front, buyers appeared to seek better value further from the CBD. Redbank Plains recorded 482 house sales, followed by:

• Narangba: 373
  

The top suburb for house sales overall was Pimpama, with 492 properties sold, reflecting strong demand in the northern Gold Coast corridor. Upper Coomera (384 sales) and Coomera (377) also saw significant activity, largely driven by first-home buyers entering the market as investors exited.

Elsewhere, Kirwan in Townsville stood out as the only suburb in the region to average more than one house sale per day.

Apartment sales were also strong on the Gold Coast, with Southport seeing 744 unit transactions, while Labrador added 454 sales.

These figures highlight continued buyer demand in both lifestyle and affordability-driven markets, especially in areas with strong infrastructure and development.
