Australian Renters Face Perfect Storm of Rising Costs and Energy Inefficiency

Australian tenants are being squeezed by a dual crisis of skyrocketing rents and energy-inefficient properties, according to the latest PropTrack Origin Renter Reality Report. The study of 4,800 renters reveals more than half live in homes lacking basic energy-saving features, compounding financial pressures as rental costs have surged nearly $11,000 nationally in recent years. With no national standards governing rental property efficiency, tenants remain powerless against spiraling utility bills in thermally poor dwellings.

The report exposes a glaring market failure – while 63% of renters would pay premium rates for energy-efficient homes, fewer than 20% of listings advertise such features. PropTrack economist Anne Flaherty notes this disconnect stems from weak regulatory frameworks that fail to incentivize landlords to upgrade properties. Unlike homeowners, renters cannot install insulation, solar panels, or efficient appliances, trapping them in a cycle of high energy consumption and costs.

The situation exacerbates Australia’s broader rental crisis, with ABS data showing affordability at 20-year lows. Although annual rent growth has moderated to 5% from pandemic peaks of 17%, it continues to outstrip wage growth of 3.4%. This imbalance forces tenants to allocate ever-larger portions of income to substandard housing, with no legal recourse to demand improvements from property owners.

Market-based solutions – not more bureaucracy – offer the clearest path forward. Streamlining development approvals would boost housing supply, while tax incentives could encourage landlords to retrofit properties. Most critically, empowering tenants through transparent energy ratings would create market pressure for efficiency upgrades. Until policymakers address these structural issues, Australian renters will remain hostages to an unbalanced system that prioritizes short-term returns over livable, affordable homes. The solution isn’t more regulation, but smarter market mechanisms that align tenant needs with investor interests.
