Sydney’s Rouse Hill to Add 50 Stores in $200M Expansion

Rouse Hill Town Centre in Sydney’s North West is set for a major transformation, backed by a $200 million investment from The GPT Group and its GPT Wholesale Shopping Centre Fund (GWSCF). The redevelopment will introduce more than 50 new stores, expanded dining and leisure options, and upgraded public spaces, all tailored to the needs of the region’s fast-growing population.

Opened in 2007, Rouse Hill Town Centre has become one of GPT’s most successful retail assets. Designed as an open-air, community-focused hub, the centre has continuously evolved to reflect shifting consumer expectations. This latest expansion will add over 10,500 square metres of new retail space while maintaining its signature layout and strong local ties.

The North West region has experienced rapid growth over the past decade, with The Hills Shire population expanding 4.6 times faster than the Sydney metro average. Projections indicate a further 71% increase in the next 15 years. Combined with higher-than-average household incomes and improved transport links through the Sydney Metro North West, demand for modern retail infrastructure is surging.

The planned redevelopment will include a new public Town Green, continuous pedestrian walkways, upgraded amenities, and 200 additional parking spaces. These features are designed to support the area’s evolving needs and enhance the overall visitor experience.

Chris Barnett, Head of Retail at GPT, highlighted the opportunity to align the centre with demographic trends. “With more young families moving to Rouse Hill, we’re focusing on dining and shopping experiences that resonate with this new customer base,” he said.

The expansion marks GPT’s largest retail development in over a decade and signals the beginning of a broader development pipeline, with additional projects expected from 2026 onwards. Rouse Hill Town Centre already outperforms industry benchmarks in occupancy and revenue and is well-positioned to adapt to retail trends, blending physical and digital experiences.

Australian retail sales are forecast to grow 3.3% per square metre annually over the next ten years. GPT’s investment aims to ensure the centre remains competitive and relevant as the market evolves.

Beyond retail, the centre continues to play a key role in fostering community connections and supporting both national and independent retailers. The redevelopment is expected to boost foot traffic, provide new opportunities for innovation, and strengthen brand loyalty.

The expanded Rouse Hill Town Centre is scheduled to open ahead of the 2026 Christmas trading period.
